Full Financing Commitment – with no conditions:
1.	We will arrange for your loan approval prior to looking for homes with a reputable mortgage company.
2.	This step is crucial because if we find a home, no seller will really negotiate until they know you are serious buyers. It takes time to get a full approval and if they know you are completely approved pending an appraisal, sellers are more willing to negotiate. Sometimes sellers may need to move in 2 weeks. If your approval is complete you can do it in that little of time. If you are only pre-approved it usually takes a 30 days to get to closing.

Finding a Home:
1.	We help you find a home. As with other real estate agents we will get your wish list and run that list against the computer database of Homes for Sale. (also known as the MLS.) You can search online or we can email you listings that match your request as soon as they come on the market.
2.	We will help you compile a list of homes that you want to see.
3.	We will make the appointments and drive you to see as many or as few homes as you wish.

Negotiating for the Home:
1.	Once you find “Your Home” We go to work finding everything we can about the house, street, and neighborhood…This is where we separate ourselves from 99% of everyone else.
2.	We do a complete Comparative Market Analysis of the house, street and neighborhood.  Some agents will do a CMA on the house but we go the extra mile.  Sometimes there are huge differences in value from one street to another; we really need to know if this is the case for this house – either on the high or low side.
3.	We research the past sells of the property and the properties around it, so we can try to estimate what the seller may owe on the home and what they paid for the home. This may give us knowledge as to how low they can go.
4.	If our offer is significantly lower than the asking price, we will prepare a letter to the seller and seller’s agent explaining that the offer we are presenting is based on facts and show them how we arrived at our offer. This way even if they reject our offer they shouldn’t be offended, will continue to negotiate.
5.	The more you as a buyer are willing to walk away from the transaction the harder we can push on the price. We will consult you every step of the way making sure you get what you want.
6.	Once we come to an agreement, we will move fast to get all signatures and money into escrow to secure the contract.

Inspecting the Home:
1.	As soon as we have a valid contract we will have a national bonded and insured inspector complete a rigorous inspection. We will ask him to find every possible item that is not up to standards. We will use this information to either get items we want repaired or ask them to lower the price.
2.	If the inspection  turns up real problems, I will suggest you walk away and find a new home.
3.	If the inspection turns up minor items, I will suggest either repairs or depending on how hard we negotiated ahead of the inspection, just letting the small items pass.
4.	We will also insist on the sellers paying for a Home Warranty for the first year, just in case something breaks.

Closing the Home:
1.	We will walk through the home together the day of or the day before closing to make sure you are satisfied.
2.	We will make sure that any repairs you required are done to your satisfaction.
3.	We will make sure that the other parties to the transaction are doing their job and are on time for the agreed closing date.
4.	We will be at closing to answer any questions you may have about the closing papers and to make sure you are completely satisfied.

After Closing:
1.	We will help you have the utilities switched.
2.	We will ask you to refer your friends to us. Our business is based on referrals and if you think we did a good job, we ask that you send them our way.  We will treat them as well as we treated you.
3. Time and time again it has been proven; for the best results, it is best to have a third party conduct the negotiations for you. Often contract negotiations fall apart when buyers and sellers negotiate face to face, because feelings always get hurt. The seller always thinks his home is worth more and the buyer thinks the home is worth less. Unless you have

 

If the house you like has been listed with a Real Estate Agent then it is even more important that you have your own representation. By law the seller’s agent or even an agent that works for the same company can not give you any information that might cause you to offer less than full price. Even if the house is grossly overpriced, the agent has to tell you it is a good value. This is the law.

Using the advocacy approach to negotiation, our skilled negotiators serve as an advocate for you and attempts to obtain the most favorable outcome possible for your purchase. In this process the negotiator attempts to determine the minimum price the other party is willing to accept, then adjusts your offer accordingly. A "successful" negotiation in the advocacy approach is when the negotiator is able to obtain the price and terms you want, but without driving the other party to permanently break off negotiations, unless to do so is in the best interest of you the buyer.

 

Negotiation is an Art:  It takes experience and knowledge to know how hard to push, and on which issues to push. Each transaction is different, so each evaluation is important to determine the correct starting offer. The starting offer is the most important step in the negotiations,

 

1.     Ask to low and you will offend the seller, usually ending in a full price counter. In this situation you will either have to walk away or let the seller gain control of the negotiation. Because now he “knows” you “really” want it. In this scenario you will usually pay thousands of dollars more than if your offer was in the “sweet spot” backed up with facts.

 

2.     Don’t ask low enough and you may be leaving thousands of dollars on the table. Having as many facts as possible about a property is the key to the right offer.
